STRUCTURAL SPECIALISTS
We do not "farm out" our structural engineering. We design each structural system in house, then joint venture the engineering with one of our consultants. This collaboration sees us partnering in the structural design and performing all the drafting and detailing so the architectural and structural plans are seamlessly integrated.
PERMITTING STRATEGISTS
Regulatory over-reach has added unnecessary time delays and cost increases to the simple act of reviewing, correcting and approving a building. Our extensive knowledge of these ever-evolving regulations, along with our ability to see the regulatory minefield, map it, and plan each project's path to a successful approval is critical to client satisfaction.
IN-HOUSE EXPEDITING
Once a project is submitted for review, we adopt a sense of urgency to the tracking of the submittal, the response times of the agencies, and the turnaround time of our team. We know where each project stands with each agency and consultant. We are relentless in our demands for updates and in person meetings with agencies. Even lock downs did not inhibit our performance in this area.
PRODUCTION AND DETAILING EXPERTS
Our extensive knowledge of the construction process combined with our in-house technical skills guarantee that our plans and details are complete and exact. This is a key reason why our projects are seldom held up in construction due to errors in plans. We utilize both 2-D and 3-D applications to achieve this level of detail.
CONSTRUCTION MANAGEMENT
Most architecture firms stop after the permit is pulled, and only concern themselves with limited design issues during construction. We generate our own construction costs. We develop our own construction schedules, and we oversee the construction of our projects. This leads to a special relationship with the general contractors, subcontractors, laborers and inspectors on our jobs.
INTERIOR DESIGN
Our experience in interiors allows us to carry our design aesthetic for the structure and exterior of the building to the inside, as well. When our clients bring their own designer to the project, we make sure that the level of expertise that we require is being met, either through collaboration or augmentation on our part.
SITE DESIGN
Most of our projects are designed on unique topographies and within sensitive environments. Our ability to tie the structures to the land and manipulate the land to the benefit of our clients and their quality of life is an integral part of our process.
